After The Closing: Buyer’s Edition

Congratulations! You have done it!

You have persevered, and now you are the proud owner of the house of your dreams. We are so happy for you! Now that you are past all of the legalities of closing, we want to give you a list of to-do’s that will help you be fully prepared for the big move.

1. Make copies of your closing documents

One of the first stops you should make after closing is at your office store so that you can copy all of your documents. Doing it soon after closing will ensure that your papers are all in order. Make sure to have at least one full copy, but having two or more is ideal.

2. Put your documents in a safe place

This could be in a safety deposit box, at your bank or with your lawyer, or it could be in a firebox that you keep at home. Ideally, you would have your original papers in a safety deposit box and your copies at home in the fire box.

3. Change the locks

Although this house is yours and the keys are in your hands, the keys have been through many hands, as they have been shuffled through agents, potential buyers and more. Making sure you change the locks will ensure you do not have surprise visitors, who may cause damage to your property.

4. Make sure your address & name is on the mailbox

If you are living in a condo, placing your name on the box is especially crucial, as the post office will not deliver to a box with no name. If you have a house, failing to have the address on the mailbox, could mean a delay in your mail and a delay in your forwarding system.

5. Check the temperature on the water heater

You will want to verify that it has not been turned to vacation mode and if it has, then you can look for the dot or arrow that will point out, where the best heat location is on the dial. You do not want boiling water, but you certainly don’t want a frigid surprise when you turn your shower on, either.

6. Add three numbers to your phone

If everything goes crazy, chances are you will need one of the following three numbers in your phone: your insurance company, your warranty company, or a locksmith. If you are in a situation where you need any of these three, chances are you will not be in a position or mindset to be looking up phone numbers.
